Williamsburg is the perfect place to retire if you love waterfront living!  With the York, James, and Chickahominy Rivers surrounding the city, there is plenty of shoreline. There are several different communities that offer everything from a boat slip to full service marinas!  Here are links to my community pages that offer more information about all of these waterfront communities. In today's housing market, owning vs. renting is a hot topic.  But the numbers don't lie! Homes in Williamsburg are exceptionally well valued, with housing prices being significantly more affordable than they were during the housing bubble just five years ago. Here's some advantages to owning a home:

1. Equity and Value: With the purchase of a home, each payment you make builds equity little by little. This means when you make a payment, the portion that goes to principal become a little stockpile of value. When your home is paid off, you'll have all that value in your home. So if you choose to sell or rent it, you'll be able to recoup some or all of what you put into your home.  With renting, you never see any return on the payments you make each month.

2. Tax deductions: In the beginning of home ownership, a high percentage of the monthly payment is interest and does not actually reduce the amount of your mortgage. This interest is deductible from your yearly taxable income. Depending on your tax bracket, this can save thousands of dollars per year!

3. Valued Added Improvements: When a home is yours, you're free to make upgrades and changes that reflect your personality. You can hang pictures or paint the walls or add new counter tops since improvements actually increase the value of your home. If you choose to improve a rental, you won't recoup that cost. Unless you've worked out an agreement with your landlord in writing, there's no guarenttee that the improvement costs will be deducted from your rent, either.

4. Your Own Space: The pride in ownership doesn't have anything to do with saving money.  It has to do with making a house your home. Whether you call it putting down roots or settling down, the security and permanence of owning a home can bring a deep emotional peace.  And that's where the true equity really lays.

Do Three Small Projects to Improve Your Home

Small projects can make a HUGE difference in the value of your home and the time it sits on the market. Even if you're not looking to sell right away, make a new year's resolution to keep up with your home little by little with small projects. It's much better than tackling a long list of to-do's if it turns out you need to get your house buyer-ready in a hurry!  You might even find, after completing a few projects, that you actually enjoy your home more than ever! This is the year--use those skills you learned in DIY classes or tutorials and improve your home!  Here's some projects that take anywhere from a few minutes to a few hours, but all cost $100-$300. Click for a step-by-step tutorial:

1. Replace the kitchen and bathroom faucets. Still using the same faucet from twenty years ago? Get something stylish and attractive! It will make a big difference in your kitchen and bathroom.

2. Update your living room or dining room light fixtures. Light fixtures have incredible power--they can turn a dim, unwelcoming room into your home's best room!  Similarly, a contemporary light fixture can completely change the look of your home from dated to distinctive.

3. Upgrade the handles and hinges on your kitchen and bathroom cabinets. I prefer a nice long handle to a knob. It has a more sophisticated look and they come in all kinds of styles.  

4. Replace your outlets and outlet covers. Many older homes have off-white or even beige outlet covers, which have a very dated look. Change to a bright white to take ten years off your home.

5. Paint. Of all simple projects, painting is the most transformative.  Choosing neutral, soothing tones will updating your home and create a more appealing atmosphere.  It's easy as long as you have the right tools--painters tape, drop cloth, good quality paint, and good quality rollers and brushes.
