What are the latest real estate market trends in Williamsburg-James City County, Virginia single family detached homes?

Comparing sales data year over year, January 2014 sales activity was down over January 2013.  During the month of January 2014, there were 645 active listings in the Williamsburg-James City County area (zip codes 23185, 23188,23168) with 61 homes going under contract and 50 homes closing. As a percentage, during the month of January 9.46% of the active listings went under contract and 7.75% of the listings closed. Year over year, January 2013 saw 10.64% of active listings go under contract and 7.43% of the total active listings going to closing. 

NOW is the time to be buying as the market has been a little sluggish and sellers might be more anxious to sell. Interest rates are also at historical lows!

 

 

More interesting facts about the single family detached home Williamsburg area real estate market:

Using the past 12 months data, the current median sales price is $369,000 an increase of 5.4%.  The average sales price is $433,819, an increase of 4.0%.  

There is currently a 8.0 months supply of inventory on the market in the 23185, 23188 and 23168 area, up just 5% over the 7.6 month supply in January of 2013.

What are the latest market trends in Colonial Heritage, one of Williamsburg’s most popular 55 Plus communities? 

Comparing sales data month over month, January 2014 sales activity was down over January 2013.  During the month of January 2014, there were 33 active listings in Colonial Heritage with 3 homes going under contract and 1 home closing. As a percentage, during the month of January 9.09% of the active listings went under contract and 3.03% of the listings closed.  Year over year, January 2013 saw 12 active listings with 50.0% going under contract and 16.67% closing. 

Now is the time to be looking at homes in Colonial Heritage as sales have been a little sluggish and sellers might be more motivated to sell!

 

 

Active inventory in Colonial Heritage is up 980.0 % from January of 2013, with currently a 9.0 months supply of inventory.  The average sales price is up 7.0% to $371,761 from $347,556.  The median sales price is up 5.3% to $367,490 from $349,000.
